- Evaluate sites for lenders and others
- Identify all of the problems and attributes of sites
- Assess the projects, both structurally and/or operationally
- Ready the projects for efficient operation or transition to a new buyer
This is done by:
- Providing proposals to complete construction and deficient construction items.
- Assessing incomplete construction work, deficient construction work and materials, and providing proposals to complete various stages of construction to insure and preserve current building permits.
- Supervising FDOT road work to preserve entitlement.
- Inventory vacant commercial units and supervising commercial on-going tenant improvements.
- Coordinating and meeting with city/county officials to evaluate and bring current the numerous site (including roads) and building deficiencies to preserve entitlements.
- Evaluating vacant land, including land with submerged lease rights, docks, and boat slips in various deteriorating stages.
- Providing feasibility studies on fractionized condominium developments.
- Estimating and provide rental performance calculations.
- Making sure tenants are not neglecting their spaces or violating their leases with the landlords, and assuring that they are satisfied.
- All of the above are provided in a well organized, bound book format, with monthly reporting analysis, summaries, action plans, and pricing supported by proposals.
David specializes in thoroughly reviewing the site and assets to ensure all improvements and operating costs are properly budgeted and executed. His experience as a developer and builder, along with being the end user, enables him to accurately prepare cost projections and operating budgets. He is talented in his supervision skills and has managed over 200 employees at one time.
David is President, Owner, or Managing Partner of numerous real estate companies that have been actively engaged in the acquisition, development, construction, management, leasing, and sales of real estate in Florida and North Carolina for nearly 30 years. David's companies have purchased and developed over $100 million worth of property, sold over 3,000 residences (homes, condos, and apartments) and managed over 2,000 rental and condominium units.
