Let’s face it, there are plenty of property management companies to choose from in the Southwest Florida area. Every one of them will give you their absolute assurance that, if you hire them for your community, home or rental, they will provide a level of service far beyond what you’re getting from your current management company; even beyond your wildest expectations.

You see this all the time, don’t you?

Why is it, then, that we hear the same complaints over and over again about property managers?

And how can you tell before you hire your next management company whether they will be any better or different than the last one?


These are critically important questions. We hope to answer them for you.

So what are the most common problems? Based on surveys we reviewed, these are the top three problems with property management companies.

  1. Communication

Or lack of communication. This is by far the number one complaint we hear about other property management companies.

“We can’t seem to get a return phone call from our property manager.”

Or, “Our call gets bounced from person to person, but no one seems to be able to answer even the simplest questions.”

We have adopted a team approach here at Malt Realty and Development that is designed to keep these problems from happening. And, since your team members will all be familiar with your property and the nuances that are part of every client relationship, you will get meaningful answers to your questions in a timely manner.

  1. Self-Dealing

Self-dealing can occur when your property management company provides maintenance or contracting services to your community using their own personnel, or personnel from an allied company.

Now, this practice is not in itself unethical. In fact, it can create savings for your community when done with integrity.

However, when service providers deliver low quality services, or charge uncompetitive rates, and the property manager is profiting by using these vendors, that’s a problem. It could also be costing you a lot of money.

Think about it, there can be a strong incentive for a property management company to provide additional services using their own resources, even if another company’s services might be more price competitive. There can also be the temptation to “let things slide” if the services provided aren’t quite up to snuff.

  1. Indecipherable Financial Reports

Financial reports can be confusing enough for people who are not accountants, and many board members have complained that they feel images (1)hopelessly lost when they are handed a stack of papers with columns of numbers, accounts payable reports, accounts receivable reports, cash flow statements, income statements, etc., etc., etc.

To make matters worse, most property management firms have their system  generate the same information for every client no matter what the client’s specific needs are.

Lee&CollierLee and Collier counties are like two siblings, joined at the rear with each looking to the future with a different perspective. The two counties are among the top 10 fastest growing in the nation, with Lee showing 3.6% growth and Collier realizing 4.4% growth over the past year, according to a mid-year market report by CB Richard Ellis. Guests will visit a remote section of Keewaydin Island, renowned for its shell-strewn beaches and pastel sunsets. Are You Our Valued “Snow Bird”?

Florida is a popular place for Snowbirds. Snowbirds are people that live here in southern Florida seasonally and come from the colder northern climates to escape the harsh winters. Southwest Florida, in particular Lee County, is a popular destination for snowbirds. The climate is fantastic during our winter months, as well as the cost of living in Lee County is low. There are plenty of activities to enjoy in the surrounding area, including beaches, restaurants and venues for entertainment.

SnowHolidaySnowbirds usually start arriving in Lee County in numbers in late October and early November, with an additional large influx in January. They usually stay until the end of May or so, and then do the same thing the following year.

Florida has a great climate for those that hate the cold, but it’s hard to escape the cooler weather entirely. In assistance to our clients, Malt Realty and Development has reviewed Florida Power and Light’s tips to help you and your residents save money during the winter season.  To save money and energy and keep your home at its most efficient through the winter, follow these tips:

  • Replace your air filters. You should check air filters every month and replace as needed (usually once every three months), but pay special attention to the furnace filters during the heating season. Clogged filters will reduce the airflow and keep your home from warming up efficiently.
  • Turn off your ceiling fan(s) when you leave the room. A fan that runs all the time costs up to $7 a month.
  • Check your vents. Just as clogged air filters can keep warm air from circulating, clogged vents can prevent your rooms from getting air. Check the vents for dust buildup and other obstructions, including furniture or decorations.
  • Reduce your water heater temperature from 140 degrees to 120 degrees, which is the recommended temperature setting according to the U.S. Department of Energy, to save about $2 a month.
  • Check the exterior of your house. Holes in the foundation or siding, and cracks in insulation around pipes, all point to potential air leaks, which could lead to an unpleasantly drafty (and energy-leaking) home.
  • Replace old, high-flow shower heads with water-efficient shower heads and save up to $80* a year.
  • Inspect your roof. If there are shingles missing or damaged, it may be time to inspect inside your attic.
  • Check the joints of windows and doors, where repeated motion may have damaged the seal. If you can feel a draft, it indicates that repair is needed. Also, you can use a stick of incense and hold it near the door or window, observing the behavior of the smoke to detect air leaks.

Check Their License and Certification

  • contractMost states require that a property manager/management company have a real estate broker’s license or a property management license in order to show vacant apartments. Here is the Florida state’s Real Estate Commission link to search for our active license.
  • Of course, you should also trust your instincts. Just because a property manager has paid money to take a class doesn’t mean they are putting into practice what they were taught. A property manager who doesn’t have the money for expensive certification classes may have more passion for managing your property. Therefore, you will need to look at the whole picture before selecting a property manager.
